FREE VALUATION

Your FREE PROPERTY VALUATION will be undertaken by one of our experienced and local property valuers. A reliable and accurate figure will be provided to you along with guidance on what you can expect to achieve on a sale.

GET A HOME REPORT

A home report is a legal requirement when selling a property in Scotland.
The report comprises three parts: a single survey, an energy report, and a property questionnaire. The purpose of the home report is to provide potential buyers with essential information about the property, such as its condition, value and energy efficiency. The energy report will discuss the Green Deal and energy performance rating of the property, whilst the property questionnaire will provide buyers with information about the local area, Council Tax band, and any other relevant details.

PREPARATION

We will revisit your property to take professional grade photos to showcase your property in its finest light and record the details for your property description. The photos and property description will be used to prepare your marketing materials and brochure, which you will sign off on before we “go live”.

MARKETING

Now we will generate as many enquiries for your property as possible. Your advert will appear on Rightmove, Zoopla, S1 homes and Prime Location. Our database of registered buyers will be alerted and we will post and share your property on social media. Throughout we will track your adverts to ensure optimal performance of the listing

VIEWINGS

You can choose between doing your own viewings or have your agent meet prospective buyers at your property and show them around. The choice is designed to provide minimal intrusion to you.

REVIEWING OFFERS

Once your property is on the market, potential buyers will start to register a formal note of interest which needs to be submitted by your solicitor. Should you have two or more formal notes of interest this will allow you to set a closing date for offers which allows buyers to make a sealed bid offer by a set time and date.

LEGAL

The successful offer will be passed to your solicitor for formal legal acceptance. If you have one that you use already we will need the details, or we can recommend one of our tried and tested independent legal agents.

COMPLETING THE SALE

The sale will complete with any secured debts being settled and the remaining sale proceeds sent to you by the solicitor. At this point the sale fee will fall due and either deducted by your solicitor or paid directly by you.
